In most areas of Steveston, the focus of each particular neighborhood is quite distinct; there are the residential areas, the heritage sites, the commercial developments and the fishing wharfs. In the Paramount District, however, a rare combination of working history and residential living exists. This unique co-existence has resulted in a neighborhood unlike any other.

The Paramount District is named for the Paramount Cannery which still stands at the southernmost end of Trites Road in South Steveston. Built in 1957, this cannery was the most modern of its time and was the first new cannery to be built in over 50 years. Today the grounds and outbuildings operate as commercial net repair and storage facility and also house the Steveston Seafood Auction. Immediately alongside this busy site is where the dichotomy begins.

The residential counterpart of the Paramount District is a welcoming collection of residential homes. The neighborhood offers a variety of product types including four-storey condominiums, three-level townhomes and small single family homes (33’ x 40’ lots). While not as new as areas such as Imperial Landing, the floorplans tend to be more spacious and the outdoor spaces more generous. The diverse type of product in this area, whether it be age or size, means that Buyers can find product to fit any price range. Special mention must be given to the common waterway system that exists between the condominium buildings in this area. Given its quiet, natural state and authentic water-based vegetation, many native waterfowl and aquatic life have become permanent residents of the area. So when you visit the area at night, the answer is, ‘yes, those are real frogs ribitting’ – peaceful and therapeutic!

Similar to Imperial Landing, this area has a resort-like feel and access to some fantastic amenities. Arguably much quiet and less busy than Imperial Landing, the Paramount District has direct access to the South Dyke trail that leads to Steveston, is a short walk to local shops at London Landing and a slightly longer walk than that to the public transit route.
